Samya's pre-construction work establishes the basis for the project before construction is underway. Existing conditions are investigated and documented, the proposed work is developed in relation to the building itself, and the consultant, approval and construction requirements are identified.
Where architects, engineers or other regulated professionals are required, their work can be scoped and coordinated as part of this process.
Start an Investigation1. Investigation & Documentation
We examine the existing property, take field measurements, review available drawings and records, and document conditions relevant to the proposed work. Where information is incomplete or inconsistent, those gaps are identified for further investigation.
2. Renovation Design & Space Planning
From that information, we develop measured drawings, space plans and renovation concepts informed by how the work will actually be constructed. The objective is to resolve the relationship between the client's goals, the existing building and the practical requirements of the project.
3. Coordination & Feasibility
Structural, mechanical, architectural, permitting and other requirements are identified as the design develops. Where specialist input is required, Samya coordinates that work so it can inform the project at the appropriate stage rather than being addressed after key decisions have already been made.
4. Scope & Budget Development
As the project becomes defined, the design is translated into construction scope. Trade requirements, sequencing and preliminary costs can then be developed against a project that has been investigated and considered in greater detail.
A distinct professional phase
Pre-construction is undertaken as a professional engagement in its own right. Its purpose is to give the project a sound basis for the decisions that follow — whether Samya ultimately carries the work through construction or the pre-construction scope stands on its own.
