Commercial renovation becomes more demanding when an existing building, a new operational program and modern building requirements have to work together. Samya manages that process from early investigation through construction, with direct principal involvement throughout.

A successful commercial renovation has to resolve much more than the finished interior. Circulation, services, mechanical systems, life-safety requirements, permitting, consultant work and the needs of the business all have to be incorporated into an existing building.

Samya works through those conditions before and during construction — documenting what is there, developing a practical construction strategy, coordinating the required professional disciplines and managing the work through completion.

For projects involving older or previously altered premises, that investigation can be particularly important. Existing construction does not always correspond with available drawings or previous approvals, and new uses can place very different demands on the building.

From the building to the finished space.

Samya can become involved while the project is still being defined, or work with an established architectural or interior design team to carry an existing design through construction.

In either case, the role is the same at its core: understand what is being built, understand the building it has to fit within, and coordinate the people and decisions required to execute it properly.

Featured Commercial Project

Samya Spa — Broad Street, Victoria

The transformation of two adjoining spaces within a historic downtown building into a purpose-designed spa required considerably more than an interior fit-out.

Existing and previously altered construction had to be investigated, building services established and upgraded, and the new program coordinated across reception and retail, private treatment rooms, wet areas, sauna, pedicure and supporting spaces.

The completed project combines that underlying technical work with retained historic details, custom locally fabricated elements and a highly considered interior environment.
